Fire Sales and House Prices: Evidence from Estate Sales Due to Sudden Death
نویسندگان
چکیده
This study investigates when forced sales turn into fire sales by using a natural experiment which allows us to separate supply and demand effects: Forced sales result from sudden death of house owners and are thus unrelated to current market conditions. We find that forced sales result in fire sale discounts. Discounts increase when the sale is urgent, market conditions are poor, the seller is financially constrained, or the seller exhibits the disposition effect. Overall, our study identifies when forced sales lead to fire sale discounts, and highlights that fire sales occur even in the absence of temporary demand shocks. JEL Classifications: D14, R31

How Sensitive are Sales Prices to Online Price Estimates in the Real Estate Market?
Do online price estimates directly impact sales prices in the real estate market, and if so, how large is that impact? We develop an estimation model that uses the di↵erence between list prices and online price estimates to proxy for house specific unobservables. To account for neighborhood specific unobservables, we use neighborhood first di↵erencing. Using house price estimates, list prices a...
متن کاملPrice and Time to Sale Dynamics in the Housing Market: the Role of Incomplete Information
I propose a stylized model of the house-selling process in which sellers possess incomplete information regarding the state of the housing market. Consistent with the data, the model generates a negative correlation between house prices and time on market. This result is robust to the presence of real estate agents with complete information. I construct a measure of homeowner perceptions of hou...
متن کاملHousing Prices in Tokyo: A Comparison of Hedonic and Repeat Sales Measures
Do indexes of house prices behave differently depending on the estimation method? If so, to what extent? To address these questions, we use a unique dataset that we compiled from individual listings in a widely circulated real estate advertisement magazine. The dataset contains more than 470,000 listings of housing prices between 1986 and 2008, including the period of the housing bubble and its...
متن کاملTheory for Real Estate Valuation
Although people often talk as if theory and practice are different things, as in “that is only theoretical,” nothing is more practical than a good theory. Theory helps make sense of complex situations by directing attention to key issues and by guiding methods of analysis. This paper presents an updating of valuation theory and the methodological implications flowing from this theory. The centr...
متن کاملThe paradox of financial fire sales and the role of arbitrage capital
Why do fire sales happen for financial assets, even when there are well-capitalized investors somewhere in the economy? We propose a theory of financial fire sales based on a noisy rational expectations equilibrium framework with endogenous adverse selection. When informed market participants are liquidity-constrained due to market-wide shocks, prices become less informative. This creates an ad...
